The Berne Township Trustees, Fairfield County, Ohio, gives notice that a
Public Hearing will be held on the 18th Agust 2026 at 7:00pm at the Berne Township Fire Department located at 5872 Sugar Grove Road Sugar Grove Ohio 43155. This meeting is for the trustees to vote to accept, amend or deny the proposal approved by the Zoning Commission during their meeting on July 9, 2026. The trustees tabled the approval at the last meeting in order to gather more information.
Change to Zoning Code – Change to Lot Split Size/Road Frontage Starting Jan 1st 2027 forward.
Proposed Zoning Code Change:
13.06.1 Lot Area
For each principal permitted use, the lot area shall be not less than three (3) acres, or such size as determined by the Fairfield County Health Department, whichever is larger.
13.06.2 Minimum Lot Width
All lots shall have at least 175 feet of contiguous road frontage on one public street or roadway. Such lots must maintain a width of at least 175 continuous feet extending from the road frontage back to meet all required setbacks in Sections 13.06.3 through 13.06.5 of the Berne Township Zoning Code. Such lots, which have less than 175 feet of contiguous road frontage, shall require a site plan approved by the Board of Zoning Appeals.
Any of the lots described in this section may have frontage on a private roadway in lieu of a public roadway, subject to site plan approved by the Board of Zoning Appeals. The Board of Zoning Appeals may require standards relating to such private roadway, including, but not limited to , roadway width, construction standards, and maintenance agreements. The potential traffic burden on such roadways shall be a factor in such determination.
All people have a right to appear in person or by representation to question the Zoning Board or give testimony for or against the proposed zone change amendment.
At the conclusion of the hearing, the matter will be submitted to the Board of Berne Township Trustees for its action.

Berne Township Trustee’s will be accepting bids for asphalting Tarkiln Rd from Powers Property to the township line and Chicken Coop Rd from Horns Mill Road to Borah Hill. For road specifications for bidding contact Greg Hintz at 740-808-1012. All sealed bids must be received by 5/19/26 by 7:00 pm. Bids can be mailed to Berne Township Roads Bidding, PO Box 267, Sugar Grove, Ohio 43155. Berne Township reserves the right to reject any or all bids. Bids will be opened during the regular meeting scheduled on 5/19/26 at 7:00 pm at 5872 Sugar Grove Road, Sugar Grove, Ohio.
